When patching stops paying off

A good chunk of Richmond's housing dates to the shipyard boom — compact WWII-era worker cottages built fast, alongside older Victorians in Point Richmond and bungalows scattered through the Iron Triangle and the Annex. Only with the cladding stripped can we read the sheathing, find dry rot around windows and sill plates, verify there is a working water-resistive barrier (many of these homes never had one), and add flashing where it was missing. Wrapping over also stacks weight on the wall and can seal moisture inside. Tear-off costs more at the start and leaves you a wall that is honest from the sheathing out.

Whether your project counts as straightforward like-for-like or triggers additional review depends on scope and location, so we confirm the path with the division rather than assume it.

The hills vs. the flats. This is the part Richmond owners should not skip. In 2025 the city adopted updated Fire Hazard Severity Zone maps for its Local Responsibility Area, and the picture shifted in both directions: the Very High zone grew — reportedly to roughly 4,500 acres and around 1,800 parcels — bringing in areas like May Valley and East Richmond Heights and the hillside neighborhoods that climb toward the El Sobrante and Mira Vista ridgelines, while Point Richmond came off the map and Point Pinole was stepped down. Because the lines moved, the only reliable move is to check your actual address. Where a Very High or High designation applies, California Building Code Chapter 7A governs exterior wall coverings and generally points to noncombustible or ignition-resistant assemblies. Whether and how 7A touches your job depends on the parcel, the product, and the scope, so we verify it with the AHJ before speccing anything.

Salt air on the bay side. Homes in Marina Bay, Brickyard Cove, Point Richmond, and the shoreline stretches take a steady marine load — wind-driven moisture and salt that shorten paint cycles and rust cheap fasteners. Here the conversation is about durability and corrosion-resistant detailing rather than fire, and it steers material and flashing choices accordingly.

What affects the cost

We don't post prices because no two walls are the same. The real drivers are the home's size and number of stories, hillside or tight-lot access, how much concealed rot or substrate repair surfaces at tear-off, the material and finish you choose, whether fire-zone assembly detailing applies, and how windows and trim tie into the new cladding.
