Vallejo has one of the deepest stocks of period housing anywhere on San Pablo Bay — Italianate and Queen Anne Victorians, Eastlake cottages, Colonial Revivals, and early-1900s bungalows, much of it clustered in and around the city's historic districts. Re-siding a house like that is not the same job as re-siding a builder-grade tract home, and Bay Area Siding Company approaches it that way. If your home sits in a Vallejo historic district, plan for design review first

This is the piece owners of older Vallejo homes should sort out before anything else. The city has designated historic districts — including the Architectural Heritage District (the former Old City area) and St. Vincent's Hill — plus individually listed landmarks. Exterior work on a property inside one of those districts, or on a designated landmark, can require a Certificate of Appropriateness before a permit is issued; the review procedures live in Vallejo Municipal Code section 16.614.09, administered through the Planning Division. What that means in practice is that the look of a re-side — the profile of the boards, the reveal, trim details, sometimes color — may be part of the approval, not just a matter of taste.

Not every Vallejo home is in a district. If yours is, we scope the project with that review in mind from the start, so the material and profile we recommend are ones that can actually get approved rather than ones you have to walk back.

What tearing off actually shows you

On a house that may be a century old, the value of a full replacement is what the tear-off exposes. Pulling the old cladding off is the only way to see the sheathing and substrate, confirm whether a functioning water-resistive barrier exists at all (many early homes never had one in the modern sense), and correct flashing at windows, doors, and wall transitions where water tends to get in. Covering over failing siding with a new layer does the opposite — it seals problems inside the wall, adds weight, and can trap moisture against wood that is already tired. A tear-off costs more up front and leaves you with a wall that is sound from the substrate out.

You'll know replacement is the better call, rather than another repair, when you see things like:

  • Boards that cup, split, or flex under hand pressure, or trim you can sink a screwdriver into
  • Paint that blisters or peels again within a season or two of a fresh coat
  • Repeated caulking and spot repairs that no longer hold
  • Original T1-11, hardboard, or aluminum that has simply run out its service life
  • Interior staining, soft spots, or a musty smell on walls that back to the exterior

The bay-edge factor: wind and salt

Vallejo sits where San Pablo Bay narrows into the Carquinez Strait, and homes near the waterfront and on exposed rises get steady marine wind and salt-laden air. That is a real durability consideration for cladding and, more than the boards themselves, for fasteners and flashing — the details that keep wind-driven rain out of the wall. It is not a reason to panic about any one material, but it does reward tight flashing work and finishes that hold up to moisture and UV. We factor exposure into the recommendation rather than speccing the same wall for a sheltered inland lot and a windward bayfront one.

Choosing a material for the era and the exposure

A note on fire: most of Vallejo's built-up neighborhoods are not in a high fire hazard severity zone, but parcels along the northern and eastern hill edges can be, and Cal Fire's zone maps were updated recently. If your lot is on that fringe, tell us — it can steer the material conversation toward noncombustible options — and we confirm the designation for your specific address rather than assume it.

What drives the cost

There is no honest online price for this work, because the variables are all on your house. The big ones: the size and number of stories; how much concealed substrate or dry-rot repair the tear-off turns up; the material and profile you choose; the amount of trim, corner, and detail work an ornate older home needs; whether a historic-district Certificate of Appropriateness is in play; and access on tighter downtown lots. FAQ

Do I need a permit to replace siding in Vallejo? Yes. The City of Vallejo requires a building permit for exterior siding work, submitted through the Building Division at the Central Permit Center. If your home is a designated landmark or within a historic district, a Certificate of Appropriateness may also be required before the permit is issued.

My house is a Vallejo Victorian in a historic district — can I re-side it? Usually, but the appearance may be subject to design review. The right approach is to select a profile and material that can be approved for your district, which we scope with you before applying. Fiber cement and engineered wood both offer profiles that can suit period homes.

Should I re-side over the old material instead of tearing off? For Vallejo's older homes we generally recommend a full tear-off. It is the only way to inspect the sheathing and substrate, verify or install a proper water-resistive barrier, and correct flashing — the things a cover-over hides.

Does living near the bay change what I should install? It can influence the details more than the material. Waterfront and exposed lots see more wind and salt, so flashing, fastening, and finish durability matter; we account for your home's exposure when we spec the wall.
