Saratoga sits where Silicon Valley runs out of flat ground and starts climbing into the Santa Cruz Mountains, and that geography shapes almost every re-side we do here. A home on the valley-floor side of town is a different project from a custom house up a wooded canyon road — different access, different exposure, and, for the foothill parcels, different rules about what can go back on the wall. Bay Area Siding Company is a Marin-based siding and window contractor working across the South Bay, and we take on the full replacement: pulling the old cladding, inspecting what's behind it, correcting the weather barrier and flashing, and installing the new system to the manufacturer's specification.

Thinking about a re-side? Request an estimate or call (415) 619-5167 and we'll walk the exterior with you.

Deciding to re-side a foothill or wooded lot

The re-side conversation in Saratoga usually starts in one of two places. Either the existing cladding is genuinely failing, or the homeowner is already planning other exterior work — a remodel, a fire-hardening pass, a color change on a home that's stood untouched for decades — and it makes sense to do the walls at the same time. Both are legitimate reasons. What tips a repair into a replacement is when the problems are no longer local:

  • Cracking, cupping, or splitting that shows up in more than one elevation rather than a single sunny wall
  • Repaint jobs that blister or peel within a season or two, which often points to moisture moving through the wall, not a bad paint batch
  • Boards or panels that feel spongy underfoot on trim, at wall bases, or around windows
  • Original 1960s–70s tract-era siding — T1-11, hardboard, or aluminum — that has simply reached the end of its service life
  • Any interior sign of water: staining, a musty smell, or paint lifting on a shared exterior wall

Many of Saratoga's homes are large single-family houses on generous lots, and on a bigger house a partial patch rarely ages evenly against sun-faded neighbors. When two or more of the signs above are present, a full replacement usually costs less over the next decade than chasing failures one wall at a time.

What comes off, and what we actually look at

There's a persistent myth that a re-side means opening the house up "to the studs." For an ordinary replacement it doesn't. We remove the cladding and any furring down to the sheathing or substrate, which exposes the layer that matters most for keeping the house dry: the water-resistive barrier (WRB) and the flashing at windows, doors, and penetrations. Framing only gets exposed if the sheathing itself has to come off, which is a larger scope we'd flag and price separately if we find rot behind it.

That inspection step is the entire argument against siding over the top of what's already there. Layering new material over old hides the WRB and the flashing — the two things most likely to be missing or wrong on an older Saratoga home — and adds weight and a moisture trap while doing it. Pulling the cladding is how we confirm the wall is sound before a single new board goes up.

Choosing what goes back on

We install a range of siding systems and would rather talk through the trade-offs against your actual house than push a single product. The main lanes:

We also work in CertainTeed, wood, and aluminum. On Saratoga's hillside and canyon parcels, material choice isn't only aesthetic — much of the town's foothill terrain falls within a mapped Fire Hazard Severity Zone, and that can steer you toward noncombustible cladding. It depends on your parcel, so it's worth raising early; more on that just below.

The fire-zone factor in your material decision

Saratoga's western neighborhoods climb into the Santa Cruz Mountains foothills, and Cal Fire released updated Local Responsibility Area Fire Hazard Severity Zone maps for the area in February 2025. A large share of the hillside and canyon parcels — the roads winding up toward Bohlman, Pierce, and Mount Eden, for example — carry a High or Very High designation. Where a parcel is designated, California Building Code Chapter 7A governs specific exterior-wall assemblies and openings, generally steering toward noncombustible or ignition-resistant materials.

The important nuance: Chapter 7A applies to particular assemblies and openings on designated parcels, not automatically to "the whole house," and whether it reaches your project depends on the parcel's mapped zone and the scope of work. We confirm that with the City of Saratoga rather than assume it. If your home is up in the hills, tell us at the walkthrough — it changes the shortlist, and it's a big part of why fiber cement comes up so often for foothill re-sides.

Permits and how the job runs

Exterior siding work in Saratoga is handled through the City of Saratoga Community Development Department / Building Division, which is the authority that issues permits and inspects the work. Once we've measured and written a scope, the sequence is straightforward: permit, tear-off and substrate inspection, WRB and flashing corrections, install to spec, then trim, finish, and a walkthrough with you. On a steep or narrow-access lot — common in the foothills, where many streets have no sidewalks and limited shoulder — staging and material handling add time, and we build that into the schedule up front.

What moves the price

We don't post prices because no two Saratoga exteriors are alike. The real drivers are the size and number of stories on the home, hillside or canyon access, how much concealed substrate repair turns up at tear-off, the cladding system and finish you choose, and any fire-zone assembly detailing a designated parcel calls for. A walkthrough is the only honest way to put a number on it.

Planning the whole exterior

We're based in Larkspur, in Marin, and work throughout the South Bay. If you're weighing more than siding, it's usually cheaper to coordinate: see Saratoga window replacement for windows and the Saratoga James Hardie page if fiber cement is the likely material. Our broader coverage lives on the South Bay service page, and finished work is in the project gallery.

FAQ

Do I need a permit to replace siding in Saratoga? Exterior wall work is permitted and inspected through the City of Saratoga's Building Division within the Community Development Department. We pull the permit and coordinate inspections as part of the job.

My house is up in the Saratoga foothills. Does that limit my siding options? It can. Many hillside and canyon parcels fall in a High or Very High Fire Hazard Severity Zone under the 2025 Cal Fire maps, and where a parcel is designated, Chapter 7A regulates certain exterior-wall assemblies and openings — generally favoring noncombustible or ignition-resistant materials. We confirm your parcel's designation and scope with the City before speccing.

Is it worth re-siding over the old material instead of tearing off? For older Saratoga homes we recommend tear-off. Removing the cladding to the sheathing is the only way to inspect and correct the water-resistive barrier and flashing; siding over the top hides those and can trap moisture.

How long will a re-side take on a hillside lot? It depends on the home's size, the material, any substrate repair found at tear-off, and access. Steep or narrow-access foothill lots take extra setup, and we give you a realistic timeline once we've seen the property.
