What usually brings a San Ramon home to a re-side

The failure pattern here reads differently than it does on a century-old house. Watch for:

  • Original T1-11, hardboard, or panel siding from the build era that is delaminating, swelling at the bottom edges, or chalking
  • Sun-side fade and paint failure — the south and west elevations give out years before the shaded ones in San Ramon's long, dry summers

Separately, the City of San Ramon Building and Safety Services division (Community Development) handles building permits for exterior work; we confirm the exact permit scope for your re-side with the city rather than guessing at it. What comes off, and what we find underneath

A re-side is a chance to see the wall, not just re-skin it. When the old cladding comes off, we remove it to the sheathing and substrate so the water-resistive barrier (WRB) and the flashing at windows, doors, and penetrations can be inspected and corrected — that layer, not the boards, is what actually keeps water out. A note on fire exposure

San Ramon is mostly flat valley floor, and the wildfire question is genuinely parcel-dependent here. Homes along the eastern Tassajara hill edges can fall into higher fire hazard severity zones under the maps the San Ramon Valley Fire Protection District now maintains, while a typical Dougherty Valley or central-city lot generally does not. Where a fire-hazard designation does apply, California Building Code Chapter 7A can govern the exterior wall covering and favor noncombustible or ignition-resistant materials — but that turns on your specific parcel and the scope of work, so we check the designation before we spec rather than assume it either way.

FAQ

My house is only from the 1990s — is it too soon to re-side? Not necessarily. Builder-grade panel and hardboard siding from that era is often at the end of its service life by now, especially on the sun-facing elevations. If you are repainting and re-caulking every couple of years to keep it presentable, replacement usually pays off better than another maintenance cycle.

Do I need HOA approval to replace my siding in San Ramon? If your home is in an association — as many Dougherty Valley and Windemere homes are — almost certainly yes, and it typically governs material, profile, and color. We spec to an approved palette and can prepare what the architectural committee needs.
