If the siding on your Rancho Calaveras home has been baking through foothill summers since the subdivision went up, it eventually stops protecting the wall and starts costing you. Bay Area Siding Company is a Marin-based (Larkspur) siding and window contractor that takes on full re-sides across the Valley Springs area and western Calaveras County — old cladding off, the wall behind it inspected, a proper weather barrier and flashing set, and new siding installed to spec.

When a re-side beats another repair

A lot of Rancho Calaveras is single-family homes built from the 1970s through the early 2000s on larger foothill lots, and the exterior finishes from that stretch — early hardboard, T1-11, aging vinyl, painted wood — are now well into or past their service life. You reach the point of replacing rather than patching when you keep seeing the same problems come back:

  • Boards that are cupping, splitting, or delaminating, or panels that give when you press them
  • A fresh paint job that's already peeling or chalking a year or two later
  • Trim or siding soft enough to take a screwdriver, especially low on the wall and around windows
  • Daylight, drafts, or staining that shows the cladding is no longer keeping weather out
  • Sun-facing (south and west) elevations that have clearly weathered years ahead of the shaded sides

One or two of these might be a repair. Several of them together usually means the material is done, and spot-fixing just resets the clock on the next failure.

What the foothill climate does to a wall

Rancho Calaveras sits in the oak-woodland foothills at roughly 500 feet, with hot, dry summers and wet winters — the kind of swing that's hard on exterior finishes. Long stretches of high heat and strong UV fade and embrittle older siding and break down paint films; wet winters then push moisture at any seam or flashing gap that's opened up. Choosing a cladding that shrugs off heat and UV, and detailing the water side of the wall correctly, is most of what makes a re-side last out here.

That's also why material choice is worth a real conversation:

We also install wood, T1-11, CertainTeed, and aluminum. If your lot backs onto open oak woodland, tell us early — it changes the material shortlist toward noncombustible options.

What's actually behind the old siding

The reason we recommend tearing off rather than laying new cladding over the old is that a re-side is your one chance to see the wall. When the existing siding comes off, we're down to the sheathing and substrate, where we can check the water-resistive barrier (WRB) and the flashing at windows, doors, and penetrations — the layer that's really keeping the wall dry. On homes of this era we frequently find a WRB that's torn or was never lapped correctly, or flashing that was skipped at a window head. Covering over hides all of that, adds weight, and can trap moisture against a wall that's already struggling. (Framing behind the sheathing only gets opened up if we find rot that has to be cut out — that's a larger, separate scope we'd flag before proceeding.)

A typical project runs consultation and measurement, a written scope, the Calaveras County permit, tear-off and substrate inspection, WRB and flashing, installation to the manufacturer's specs, then trim, finish, and a walkthrough with you. How long it takes depends on the home's size, the material, and anything we uncover at tear-off.

Permitting in unincorporated Calaveras County

Rancho Calaveras is an unincorporated community, so it isn't a city with its own building department — permits and inspections for exterior work here run through the Calaveras County Building Division in San Andreas, not a municipal office. Whether a specific re-side needs a permit, and what the inspection points are, depends on the scope, so we confirm the requirements with the County for your project rather than guessing. We handle that submittal as part of the job.

What drives the cost

We don't post prices, because no two of these homes price the same. The real drivers are the size of the house and how many elevations get re-sided; the material and finish you choose; how much concealed substrate or flashing repair we find once the old siding is off; access and staging on a larger foothill lot; whether any fire-hardening detailing applies to your parcel; and whether you're combining the re-side with other work. A walkthrough is the only honest way to put numbers to it.

FAQ

Do I need a permit to replace siding in Rancho Calaveras? Because Rancho Calaveras is unincorporated, exterior permitting goes through the Calaveras County Building Division rather than a city office. Whether your specific re-side requires a permit depends on the scope; we confirm that with the County and handle the paperwork.

Can you just put new siding over the old material? We don't recommend it on homes of this era. Tearing off is what lets us inspect the sheathing, WRB, and flashing and correct problems before they're sealed inside the wall. Layering over hides those issues and can trap moisture.

Which siding holds up best to foothill heat and sun? Fiber cement is a strong choice here — it's dimensionally stable under heat and holds a factory-baked finish far longer than field-painted wood does through hard UV. We'll walk you through the trade-offs against engineered wood and vinyl in person.

My lot borders open oak woodland — does that affect the material? It can. Parcels in or near mapped fire-hazard areas point toward noncombustible cladding like fiber cement, and the rules depend on your parcel's designation. Tell us early and we'll factor it into the material conversation and the County scope.
