Pleasanton is really two housing stories on one map. There is the downtown core — Victorian and early-1900s character homes along and around Main Street, where how an exterior reads from the sidewalk is part of the neighborhood's identity. Then there is everything the postwar decades and the estate/tract build-out added: ranch, split-level, and larger newer homes spread across the rest of the Tri-Valley floor. A siding replacement means something different on each, and Bay Area Siding Company — a Larkspur-based siding and window contractor working across the East Bay and Tri-Valley — scopes the job around which one you own.

Talk it through before you commit. Request an estimate or call (415) 619-5167 and we'll walk your walls with you.

Start with the house you actually have

The right move on a downtown character home is rarely the right move on a 1970s ranch, so the first conversation is about the building, not the product:

  • A downtown or older character home carries siding profiles and trim that were part of the original design. If yours still wears wood clapboard, shingle, or a later stucco or hardboard wrap that has run its course, replacement is a chance to restore the look while fixing what's failed underneath. Because exterior changes in and near downtown can fall under the city's design expectations, material and profile choices are worth settling early.
  • A postwar or newer tract/estate home is usually a more straightforward decision driven by condition and maintenance: original T1-11, hardboard, aluminum, or tired stucco that no longer holds paint or sheds water the way it should.

Either way, the signs that push a wall from "repair it again" to "replace it" tend to cluster:

  • Boards that cup, split, or flex under hand pressure, or panels pulling away at the seams
  • A repaint that blisters or peels within a season or two of going on
  • Punky, spongy material at wall bases and around openings — anywhere you can sink a screwdriver
  • Interior clues: staining, a musty edge, or bubbling paint on the inside of an exterior wall
  • Cladding that has simply aged out — brittle aluminum, delaminating hardboard, decades-old T1-11

One or two of these might be a repair. Several together usually mean the cladding has stopped doing its job.

Why a tear-off beats siding over the top

Layering fresh siding over failing material is tempting because it looks cheaper on day one, but it seals the actual questions inside the wall. A full tear-off removes the old cladding down to the sheathing/substrate — which is the only point at which we can see whether the water-resistive barrier (WRB) is intact and whether the flashing at windows, doors, and transitions was ever detailed correctly. On Pleasanton's older downtown homes especially, that barrier-and-flashing layer often predates modern practice, and covering it over just carries the problem forward with more weight on the wall. Priced honestly over the life of the exterior, doing it once and doing it open is the sounder call.

Picking a material

We install several systems and would rather match one to your home in person than sell a default. The starting points:

We also work in CertainTeed, real wood, and aluminum. For a character home, the conversation leans toward profile and finish that keep the home reading right; for a newer home, it leans toward durability and upkeep.

Permits and design review in Pleasanton

Exterior work in Pleasanton runs through the City of Pleasanton Community Development Department — the Building and Safety Division on the permit side, and the Planning Division where design review (municipal code Chapter 18.20) comes into play. A like-for-like re-side is a different animal from one that changes the material, color, or profile, and in the downtown and older neighborhoods those aesthetic changes are the ones most likely to invite a closer look. We don't guess at which bucket your project lands in — we confirm scope and any design-review path with the City before locking a spec, and fold that into the timeline so it isn't a surprise.

A note on the hillside edges

Pleasanton's wildfire exposure is concentrated along its southern and eastern hill edges — the Pleasanton Ridge side and the Kottinger/foothill margins — rather than across the valley floor, and whether a given parcel sits in a mapped Fire Hazard Severity Zone is address-specific. The Livermore-Pleasanton Fire Department and the City map these zones for the local responsibility area, and the designation is checked by assessor's parcel number or address. If your home is up against the hills, that designation can steer material choice toward noncombustible or ignition-resistant assemblies under the state's fire-area provisions — so tell us where you are early and we'll confirm what actually applies to your lot rather than assume.

What moves the price

We don't post prices because no two exteriors scope the same. The real drivers are the size and number of walls; how much substrate or trim repair surfaces once the old cladding is off; the material and finish you choose; stories and access; whether a design-review path applies downtown; and, on a hillside parcel, any fire-area assembly detailing. A walkthrough is how we turn those into a real number.

FAQ

Do I need a permit to replace siding in Pleasanton? Exterior cladding work is handled through the City of Pleasanton's Building and Safety Division, and re-sides that change material, color, or profile can also involve the Planning Division's design review — most relevant in and around downtown. We confirm the exact requirements for your address and scope before we start.

I own an older home near downtown — can you keep its character? Yes. That's a large part of why we scope character homes separately. Profile, trim, and finish can be chosen to hold the home's original look while the wall behind it is brought up to modern standards.

Is my Pleasanton home in a fire zone, and does that change my siding? Only some parcels are — mainly along the southern and eastern hill edges near Pleasanton Ridge and the foothills. It's determined by your specific address or parcel number, not by being "in Pleasanton." Where a fire-hazard designation applies, it can favor noncombustible or ignition-resistant materials; we confirm your parcel before speccing.

How long will a re-side take? It depends on the home's size, the material, what we find at the sheathing once tear-off is done, and any design-review or permit steps. We give you a realistic window after we've measured and seen the walls.
