As the Lake County seat on the western shore of Clear Lake, the town keeps a downtown of Victorian and early-1900s lakeside houses, and its surrounding neighborhoods run from those older cottages to newer rural and hillside builds. When siding on one of these homes has reached the end of its life, replacement is a chance to do two things at once: keep the look the street expects, and rebuild the wall behind the boards so it sheds water and stands up better to the fire seasons Lake County knows all too well.

Older lakeside homes and sun-exposed rural stock tend to show wear in a handful of familiar ways. A few of these usually mean you're past the point where another patch or paint job pays off:

  • Boards that cup, split, or flex under hand pressure — common on original wood siding and older T1-11.
  • Paint that blisters or peels within a season or two, a sign the substrate is moving or holding moisture.

Keeping the character while rebuilding the wall

On a historic downtown block, the profile and proportions matter — a lakeside Victorian looks wrong in the wrong lap width. The good news is you rarely have to choose between appearance and performance. Several modern materials carry profiles that read correctly on a period home while doing a better job of holding paint and resisting rot and fire than the originals did.

Why fire resilience belongs in the re-side conversation

Lake County has been on the front line more than once. The 2015 Valley Fire tore through the county's south, and in 2018 the Ranch Fire — the larger half of the Mendocino Complex — pushed toward Clear Lake and forced mandatory evacuations in Lakeport itself. What this means for siding is specific, not sweeping. In a designated fire-hazard zone, California Building Code Chapter 7A can govern the exterior wall covering and certain openings — generally pointing toward noncombustible or tested ignition-resistant assemblies. It does not automatically apply to every home or every project; whether it reaches your re-side depends on your parcel's mapped designation and the scope of the work. We confirm that with the City of Lakeport Building Division (or Lake County for unincorporated parcels) before speccing, rather than assuming it either way. If your home sits in or near a hazard zone, mention it early — it shapes which materials belong on the shortlist.

What tear-off actually reveals — and fixes

Re-siding over failing material buries the questions that matter. Taking the old cladding off is the only way to see and correct the wall system underneath:

  1. Removal to the sheathing/substrate. The old siding comes off down to the sheathing and the water-resistive barrier — not the framing, unless we find damage that calls for going further. That exposure is what lets us judge the wall honestly.
  2. Inspection. We look for concealed rot, failed or missing WRB, and water tracks around windows and at wall bases, which are the usual trouble spots on older Lakeport homes.
  3. Weather barrier and flashing. A sound water-resistive barrier and correct flashing at every opening and transition is the part that actually keeps the wall dry — it earns more attention than the brand of board.
  4. Install to spec. New siding goes on per the manufacturer's clearances and fastening details, then trim, finish, and a walkthrough with you.

Permits and what drives the cost

Within the city, the City of Lakeport Building Division (part of Community Development, at 225 Park Street) administers building permits and inspections; homes on unincorporated parcels around Clear Lake fall under Lake County's Building Division instead. Exterior re-sides are generally permitted work, and fire-zone assembly requirements can attach where a parcel is designated — we handle the paperwork and confirm scope with the right authority.

On cost, we don't post prices because no two of these homes are alike. The real drivers are the size and number of stories, how much substrate repair turns up at tear-off, the material and finish you choose, whether a fire-zone assembly is required for your parcel, and access on hillside or lakefront lots. A walkthrough is the only honest way to price it.

Do I need a permit to replace siding in Lakeport? For homes inside the city, exterior re-siding is generally permitted through the City of Lakeport Building Division; parcels in unincorporated Lake County go through the county instead. Should I re-side over the old material to save money? We generally advise against it on older homes. Covering over hides the WRB and flashing — the parts that keep water out — and can trap moisture. Tear-off costs more up front but leaves you a wall that's sound from the sheathing out.
