When a re-side beats another repair

Fremont's housing runs the gamut — postwar ranches and Eichler-era tracts on the flat, plus turn-of-the-century and craftsman stock in the historic districts. Different eras, same tell-tale signs that patching has run its course:

  • Boards that cup, split, or give a little when you lean on them
  • A repaint that blistered or peeled inside a season or two
  • Punky, spongy material — or trim a screwdriver sinks into
  • Interior wall stains, mildew, or a damp smell along an exterior wall
  • Tired T1-11, hardboard, or chalky aluminum that's simply aged out

Re-side, don't wrap over

It's tempting to hang new siding over the old to save a step, but that buries the part of the wall that decides everything: the sheathing and whether a weather-resistive barrier is doing its job. On Fremont's older Niles and Mission San Jose homes especially, the flashing around windows and at the base of walls was often minimal or improvised, and you only find that out with the cladding off. Wrapping over also stacks weight on the wall and can seal moisture in. A true tear-off asks more of the budget up front and hands you a wall that's right from the sheathing out.

What to expect: our process

  1. Consultation — we read the existing walls, hear your goals, and set a rough budget.
  2. Measure and spec — accurate field measurements and a written scope of work.
  3. Permit and any planning review — the City of Fremont Building Division permits a full re-side; we confirm scope and any historic-district or hillside considerations before we start.
  4. Tear-off and substrate inspection — old siding down, and a look at sheathing and framing before anything new goes up.
  5. Weather barrier and flashing — water-resistive barrier and flashing detailed to shed water at every opening and transition.
  6. Install to spec — new siding fastened and gapped per the manufacturer's instructions.
  7. Finish and walkthrough — trim, caulk, cleanup, and a final look together.

Fremont-specific things to know

The foothills are a different conversation than the flat. Fremont's eastern edge — the slopes below Mission Peak and around Mission San Jose — sits in the city's designated fire hazard severity zones, while most of the valley floor carries lower risk. In 2025 the City Council adopted a local map (Ordinance 10-2025, with the Fire Hazard Severity Zone map dated June 26, 2025) that follows Cal Fire's recommendations and adds some very-high areas of its own, and it adopted the 2025 California Wildland-Urban Interface Code by reference (Ordinance 12-2025). That code carries ignition-resistant and noncombustible requirements for exterior wall coverings in the interface — which is exactly why the siding material matters on a foothill lot and much less so down on the plain. Whether those provisions reach your project depends on your parcel's designation and the scope of work, so it's something we confirm with the City rather than assume. If you're up the hill, tell us early; it steers the material list.

Character districts. Niles and Mission San Jose have a strong sense of period identity, and a re-side there benefits from matching profiles, reveals, and trim to the era rather than defaulting to a generic board. We plan for that when we spec.

The valley-floor tracts. Across the flat, Fremont is full of mid-century and Eichler-era homes with long, clean wall runs — a re-side is a chance to correct decades-old flashing and end the paint-every-few-years cycle on aging wood or hardboard.

What affects the cost

We don't post prices because no two walls are alike. The real drivers are the size and number of stories, the material and finish you choose, how much concealed repair turns up once the old siding is off, window and trim integration, hillside access and staging on foothill lots, and any fire-area assembly detailing where the interface code applies. A walkthrough is the only honest way to price it.
