Open Delta water gives wind a long, unobstructed run at the house; summer sun reflects off that water back onto the cladding; and the humidity that rises off the channels moves through daily temperature swings that are wide out here in the Delta. None of that is exotic, and it doesn't mean your walls are failing — but it does mean the finish, the fasteners, and the flashing on your water-facing walls are asked to do more than the ones on a sheltered inland lot. When siding does start to give up, it tends to show there first.

Signs it's past patching and into replacement territory:

• Paint or finish that chalks, fades unevenly, or peels again a season or two after a repaint — most noticeably on the sun-and-water side
• Boards that cup, split at the ends, or flex when you press them
• Caulk and joints opening up faster than you can keep after them

The permit path here is the County, not a city

This trips people up, so it's worth being clear: Discovery Bay is unincorporated. There is a Town of Discovery Bay Community Services District, but it runs water, sewer, and parks — it has no zoning or building authority. Building permits for your re-side go through the Contra Costa County Department of Conservation and Development (DCD), the same authority that covers the rest of unincorporated east county.

A re-side is permitted work, and because the exact submittal depends on your scope — a straight like-for-like replacement reads differently than changing materials or details — we confirm requirements with DCD for your specific project rather than assume a blanket rule. If your home is in one of Discovery Bay's HOA neighborhoods, there may also be a private architectural-review step for color and profile that runs alongside the County permit; we plan for both so nothing stalls the schedule.

What tear-off actually shows you

The argument for pulling the old siding off instead of layering over it is simple: it's the only way to see the wall. Once the cladding is off, we can inspect the sheathing and substrate, check that a functioning water-resistive barrier is there, and correct flashing at windows, doors, and transitions — the layer that keeps water out is behind the boards, not the boards themselves. On a waterfront home, getting that WRB and flashing right is the part that protects you; the cladding you can see is the finish over a system that has to be sound underneath.

A typical job runs consultation and measurement, permit through DCD (and HOA review if it applies), tear-off and substrate inspection, WRB and flashing, installation to spec, then trim, cleanup, and a walkthrough with you. Timelines depend mostly on the size of the home and what we find once the walls are open.

What moves the price

We don't post prices because no two of these are the same job.
