A re-side on a Danville home is a value decision, not just a repair

Danville homes tend to be worth protecting properly. West-side properties are frequently older custom builds on tree-lined lots where original wood siding and trim have taken decades of sun and seasonal wetting. The mid-valley neighborhoods carry established single-family stock that's due for an exterior refresh. And the larger houses along Diablo Road and up toward Blackhawk are big enough that half-measures rarely make sense.

Across all of them, the same handful of symptoms point toward replacement rather than another repaint or patch:

  • Boards that cup, split, or flex under hand pressure, or trim you can sink a screwdriver into
  • A paint job that blisters or peels within a season or two of going on
  • Swelling, delamination, or chalky breakdown in older hardboard, T1-11, or aluminum
  • Interior staining, musty odors, or paint failure on the inside of an exterior wall

One of those might be a repair. Several together usually mean the cladding has reached the end of its service life and the smarter money is a clean re-side.

What actually comes off — and what we look at underneath

A standard re-side removes the cladding down to the sheathing and substrate. That exposes the water-resistive barrier (WRB) and the flashing at windows, doors, and wall transitions — the layer that actually keeps water out of the wall. It does not mean stripping the house to the studs; framing only comes into it if the sheathing itself is compromised and has to be opened up, which is a larger scope we'd flag if we find it.

That inspection step is the whole argument against siding over the top of failing material. Layering hides the WRB and flashing, adds weight, and can trap moisture against a wall you can no longer see. Taking the old cladding off is the only way to confirm the barrier is intact, correct flashing details that were skimped or missing on an older home, and dry out or repair anything that's been quietly wet.

Choosing what goes back on

Material choice on a Danville home is part curb appeal, part exposure, and — on some parcels — part fire code. We install and can walk you through:

Permitting through the Town of Danville

Re-siding is permitted work in Danville. The Town's Building Division requires a building permit for residential siding replacement, and its siding submittal handout asks for plans and elevations, your home's footprint with orientation, the area being re-sided, and both the existing and proposed siding type, material, and color. Two details are worth planning around early:

  • If your property sits on a Scenic Hillside or Major Ridge Line, the Town notes that additional Planning Division review may apply — relevant to a lot of the estate and foothill parcels.
  • If it's in a Wildland-Urban Interface (WUI) fire area, additional Building Division review may apply, which is where noncombustible-assembly requirements come into the scope.

Whether either applies depends on your specific parcel and the scope of work, so we confirm it with the Town rather than assume. The permit counter is at the Danville Permit Center, 500 La Gonda Way.

What moves the cost

We don't post prices because no two re-sides are alike. The real drivers are the size and number of stories, the material and finish you choose, how much substrate repair turns up once the old cladding is off, access on hillside or gated lots, whether Planning or WUI review adds requirements, and whether you're integrating new windows at the same time. We price it after we've walked the walls.

FAQ

Do I need a permit to re-side a house in Danville? Yes. The Town of Danville's Building Division requires a building permit for residential siding replacement, and the submittal includes plans, elevations, and the existing and proposed material details. We handle the paperwork.

My lot is on a ridge / in the foothills. Does that add steps? It can.
