Why Concord's tract-era walls reach the end of the road

Concord did most of its growing in the decades after World War II, and a large share of the housing stock is original tract and ranch construction wearing cladding that's now well past middle age. Add the inland climate — long, hot, dry summers with a heavy UV load — and the wear shows up in predictable ways. Sun-baked wood and hardboard lose their paint bond and start to fade, check, and cup; the daily heat-and-cool swing works fasteners loose and opens seams as the material expands and contracts. None of that is a sign your framing is failing. It's simply cladding and finishes that have logged their years in a demanding climate and are ready to be replaced rather than repainted one more time.

When you're seeing several of these together, replacement usually pencils out better than another patch-and-paint cycle:

  • Paint that chalks, blisters, or peels within a season or two of a fresh coat
  • Boards that split, cup, or feel soft, and trim you can press a screwdriver into
  • Open seams and gaps at corners, around windows, and where siding meets the foundation
  • Dark streaks, mildew, or a musty smell on interior walls that back to the exterior
  • Aging T1-11, hardboard, or chalky aluminum that has simply run out its service life

What a full replacement actually involves

The reason we tear off rather than side over the top is that covering hides the layer that matters. Once the old cladding comes down, we can see the sheathing and substrate, confirm there's an intact water-resistive barrier behind it, and correct flashing at windows, doors, and transitions that many homes of this era never had done properly. (A standard re-side exposes the sheathing and the WRB — not the framing; the studs only come into it if the sheathing itself has to be opened up for a repair.) Siding over failing material also adds weight to the wall and can trap moisture against it. Tearing off costs more up front and leaves you with a wall that's sound from the sheathing out.

A typical project runs consultation and measurement, a written scope, permitting, tear-off and substrate inspection, WRB and flashing, installation to spec, then finish and a walkthrough — we give you a realistic timeline once we've seen the walls.

Choosing a material for an inland climate

Permits, housing stock, and the fire-zone edges

Permits run through the city. Concord is an incorporated city, so a re-side is permitted through the City of Concord Building Division, not the county. Fire protection there is provided by the Contra Costa County Fire Protection District (Con Fire). If your parcel carries a High or Very High designation, California Building Code Chapter 7A can govern the exterior wall covering, generally steering toward noncombustible or ignition-resistant materials — but that turns on your specific parcel and scope, so we check it against your address rather than assume. On the valley floor it usually isn't a factor at all.
