Two things set a Benicia re-side apart from a job anywhere else in the Bay Area: the town's deep bench of 1800s and early-1900s homes, and its exposure out on the Carquinez Strait. Bay Area Siding Company is a Marin-based siding and window contractor, and on a Benicia project we plan around both — protecting the character of an older house while building a wall that shrugs off strait wind and salt-laden air.

Thinking about a full re-side? Request an estimate or call (415) 619-5167 and we'll walk your walls with you.

Why Benicia siding wears the way it does

Benicia sits on the north bank of the strait, where wind funnels through the gap between Suisun Bay and San Pablo Bay and the air carries brackish moisture off the water. That combination is hard on cladding and, more to the point, on the seams and finishes that keep water out — caulk lines open up, south- and west-facing paint chalks and fails early, and driven rain finds any gap in the flashing. None of that means a wall is doomed; it means the details are what wear first. When the fixes start outpacing the siding's remaining life, replacement is usually the more honest spend.

Signs a Benicia home has crossed that line:

  • Boards that split, cup, or flex under hand pressure, especially on the weather side
  • A repaint that fails within a season or two no matter how carefully it's prepped
  • Soft spots at the base of walls, around windows, or where trim meets siding
  • Interior staining, musty smells, or bubbling paint on the inside of exterior walls
  • Tired T1-11, hardboard, or aluminum that has simply aged out

What comes off, and what we find underneath

A re-side is worth doing right because it's the one moment the wall is open. When the old cladding comes off, we're not looking at "the studs" — a standard tear-off removes the siding and exposes the sheathing and the water-resistive barrier (WRB) and flashing behind it. That's where the real condition of the house shows: whether there's an intact weather barrier at all (many homes of Benicia's era predate that standard), whether flashing was ever installed correctly at windows and transitions, and whether wind-driven moisture has left rot in the sheathing that needs repair before anything new goes up.

Covering new siding over failing material skips that inspection entirely, adds weight, and can trap the very moisture the strait keeps delivering. A full tear-off costs more at the outset and gives you a wall that's sound from the sheathing out — which is the point.

Matching material to an older Benicia house

Benicia's housing runs from Victorian and Craftsman homes in and around the downtown core to the postwar neighborhoods that filled in after the Benicia-Martinez Bridge opened in the 1960s. The right cladding depends as much on the home's era and detailing as on budget:

  • James Hardie fiber cement — low-maintenance, holds a factory finish well in salt air, and comes in profiles that read as period-appropriate lap or shingle (see the Benicia James Hardie page)
  • Fiber cement generally — the broader category if you're weighing manufacturers
  • LP SmartSide — engineered wood with a real wood look
  • Wood siding — for owners committed to authentic material, with the upkeep that comes with it near the water
  • Vinyl — a lower-maintenance option where it suits the home

We also install CertainTeed and aluminum. On a contributing home in a historic district, profile and material matter beyond looks — more on that below.

Permits and the historic districts

The City of Benicia's Building Division requires a permit to replace siding over roughly a 5-by-5-foot area, so a full re-side is a permitted project. If your home is in the Downtown Historic District or the Arsenal Historic District, there's a second layer: exterior alterations to historic and contributing buildings can trigger design review before the Historic Preservation Review Commission or an administrative approval, and the district design guidelines speak to appropriate materials and profiles. What applies depends on the property's status and the scope of work, so we confirm the path with city staff early rather than assume it — it shapes both the material conversation and the timeline.

How the job runs

After we measure and write a scope, the sequence is straightforward: pull the permit (and clear any historic-district review), tear off the old cladding, inspect and repair the sheathing, install a code-compliant WRB with flashing detailed at every window, door, and transition, then install the new siding to the manufacturer's specs and finish with trim and a walkthrough. Timeline depends on the home's size, the material, and what the tear-off turns up.

What drives the cost

We don't post prices, because the variables are real: the size and number of stories, how much substrate repair the tear-off reveals, the material and finish you choose, integrating windows or trim if you're doing them together, and any historic-district requirements. Access on the tighter downtown lots can add to it. A walkthrough is the only way to price it honestly.

FAQ

Do I need a permit to replace siding in Benicia? Yes. The City of Benicia Building Division requires a permit for siding replacement over about a 5-by-5-foot area, which a full re-side exceeds. We handle the permitting.

My house is in the downtown historic district — does that change things? It can. Exterior work on historic and contributing buildings in Benicia's Downtown or Arsenal Historic Districts may require design review and should follow the district design guidelines on materials and profiles. We confirm what applies to your specific property before speccing.

Does living near the strait really affect siding choice? It affects the details more than the material name. Wind and salt air are hard on finishes, caulk joints, and flashing, so we lean toward materials and detailing that hold up to moisture and reduced repainting — and we pay close attention to sealing and flashing regardless of what cladding you pick.

Should I re-side over the old material instead of tearing off? For older Benicia homes we generally recommend full tear-off, because covering over hides the sheathing, weather barrier, and flashing — exactly what needs inspecting on a house this close to the water.
