Valley sun is the real test here

San Ramon's summers are long, dry, and hot, and the south and west elevations take the brunt of it. That shapes the CertainTeed decision more than anything else.

• Vinyl color and heat. Vinyl is colored through the material, so it will not peel the way paint does. However, darker vinyl absorbs more heat. HOA palettes and the City permit

A large share of San Ramon homes, including Gale Ranch, Windemere, and the surrounding Dougherty Valley communities, sit under an association whose architectural guidelines typically govern exterior materials, profiles, and colors. Some associations accept vinyl and some do not. Check your CC&Rs or design guidelines first, because that answer decides whether we are choosing between Monogram and CedarBoards or going straight to WeatherBoards.

Most of San Ramon is flat valley floor that generally sits outside higher fire hazard severity zones. Some homes along the eastern Tassajara hill edges can fall within them under the maps the San Ramon Valley Fire Protection District maintains. Where a designation applies, California Building Code Chapter 7A can govern the exterior wall covering on the affected work. That can point toward noncombustible or ignition-resistant materials, which favors WeatherBoards fiber cement over vinyl.

How a CertainTeed re-side goes

We start on-site. We look at the existing cladding, which is often original T1-11, hardboard, or panel siding on homes of San Ramon's era. We talk through lines and colors against any HOA constraints, then measure and price.

At tear-off, the old siding comes off to the sheathing and substrate. That lets us inspect and correct the water-resistive barrier (WRB) and the flashing at windows, doors, and penetrations. Where we find damage, it is usually localized, such as around a leaking window or a spot the sprinklers have kept wet. We repair it before the new siding goes on. The framing only comes into it in the uncommon case where the sheathing itself has failed, which is a larger scope we would flag and price separately.
