Planning work around occupied units

Most multifamily exteriors are renovated with people living inside. How we plan for that:

Phasing by building or elevation. Instead of opening the whole envelope at once, we work one building, wing, or wall face at a time. Each section is closed up with water-resistive barrier and flashing before the next one opens. This limits how many residents are affected on any given day. It also keeps the building weather-tight through the Ross Valley's wet winters.

Resident communication. Tenants and owners should know in advance when crews will be at their walls or windows. They also need to know what to move away from exterior walls, and how long each disruption lasts. We give managers and boards schedule information they can turn into notices. We also keep the sequence predictable so those notices stay accurate.

Window days. When windows are part of the scope, each unit's openings are replaced as a short, scheduled visit. That way nobody is left with an open wall overnight. Entry and access are coordinated through the manager or HOA according to their procedures.

Site control. Shared walkways, parking, and entries stay usable where possible. Staging, debris removal, and cleanup are planned for a property where people are coming and going all day.

What a re-side actually involves

On an older multifamily building, the value of the project is in what happens after the old siding comes off. A proper tear-off removes the cladding down to the sheathing. This lets the water-resistive barrier and flashing be inspected and corrected at windows, doors, decks, penetrations, and roof-to-wall transitions.

Hidden damage shows up at this stage. Rot at sills, deteriorated sheathing, and missing flashing behind old siding are common findings. Sheathing that has failed gets replaced. Framing only comes into play where the damage runs deeper than the sheathing.

Because conditions behind the wall can't be fully known until the siding is off, we give boards and owners a clear, written process for concealed damage. That includes how it gets documented, priced, and approved, so there are no surprises at the next board meeting.

Two San Anselmo site conditions that shape the scope

Buildings near San Anselmo Creek. The creek runs through the center of town, and downtown and the lower flats have a documented flood history. The December 31, 2005 storm sent water down San Anselmo Avenue and damaged hundreds of homes and businesses. The Marin County Flood Control District's San Anselmo Flood Risk Reduction work addresses that risk.

For a multifamily property on the flats, we pay particular attention to the base of the wall:

  • bottom-course clearance above grade and hardscape
  • drainage behind the cladding
  • how the wall sheds water at its lowest edge

If the parcel falls within a FEMA special flood hazard area, floodplain rules may affect materials and improvements below the flood elevation. We confirm that with the Town for your specific property before the scope is finalized.

Buildings on or near the wooded hillsides. Parts of San Anselmo, such as the Seminary Hill and Bald Hill slopes and terrain near unincorporated Sleepy Hollow, sit in wooded areas with real wildfire exposure. Cal Fire has been updating Fire Hazard Severity Zones for local-responsibility areas across the Ross Valley.

Whether California's ignition-resistant construction provisions (CBC Chapter 7A) apply to a given project depends on two things:

  • the parcel's designation
  • which assemblies and openings the work touches

It is not a blanket rule for the whole building. Ross Valley Fire and the Town make that determination. We build the check into scoping, because the answer can steer siding material and window glazing choices across every unit.

Permits and approvals

Exterior re-siding and window replacement in San Anselmo generally require a permit through the Town of San Anselmo's Building Division. Window replacement also typically involves Title 24 energy compliance documentation. The applicable window performance values depend on climate zone and the current code cycle, so we confirm them at permit time rather than quoting fixed numbers. We prepare the submittal and pull the permit.

For condominium associations, a separate internal step often comes first: architectural review and member approval under the association's governing documents. We can provide product samples, color options, and scope descriptions that make that process easier. The board still controls the approval.

Older buildings may carry lead-containing paint on existing surfaces. That gets assessed during scoping, before any demolition is planned.

Budgeting: what drives multifamily cost

We don't publish prices, because multifamily exteriors vary widely. The main drivers:

  • Size and complexity: total wall area, building height, number of buildings, and how many corners, bays, balconies, and transitions the siding has to work around.
  • Access: scaffolding or lifts, tight setbacks, slopes on hillside parcels, and how much the site is shared with residents and parking.
  • Concealed conditions: sheathing and sill repair found once the siding comes off.
  • Scope: siding only, windows only, or both at once. Doing both together lets windows be flashed into the new water-resistive barrier properly and avoids reopening walls later.
  • Material and window selection: including any fire-zone or floodplain requirements tied to the parcel.
  • Phasing: schedule requirements from occupancy, storefront hours, or HOA rules.

Boards planning against reserves often ask for the project broken into phases or options. We can scope it that way so the numbers line up with how your association or ownership group actually funds work.

Frequently asked questions

Can residents stay in their units during the project? In most cases, yes. We phase the work by building or elevation and schedule window replacement unit by unit. Each area is closed up before the next opens, so residents deal with short, predictable disruptions rather than a months-long open wall.

Our condo complex is in San Anselmo's hillside area. Do fire-zone rules apply to our re-side? It depends on the parcel's current Fire Hazard Severity Zone designation and on which assemblies the project touches. Cal Fire has been updating local-responsibility-area maps across the Ross Valley, so an older assumption may no longer hold. We confirm applicability with Ross Valley Fire and the Town of San Anselmo during scoping.

Should we replace siding and windows at the same time? When both are near the end of their service life, combining them is usually more efficient. Windows can be flashed directly into the new water-resistive barrier, and scaffolding and resident disruption happen once instead of twice. If the budget requires splitting the work, we can sequence it so the second phase doesn't undo the first.

How do you handle damage found behind the old siding? Once the cladding is off, we document conditions at the sheathing, water-resistive barrier, and flashing. Anything outside the original scope is reported with photos and pricing for approval before we proceed, so managers and boards stay in control of the budget.
