Why Anlin comes up on the Tiburon peninsula

Vinyl frames don't corrode. Many Tiburon homes are full of aging aluminum windows. Near the water, their frames and fittings pit, chalk, and bind over the years. A vinyl frame has no metal to rust, so the frame itself is spared that particular failure. The locks, balances, and fasteners are still metal and still live in marine air, so the frame material doesn't eliminate upkeep. It does remove the most visible way older metal windows break down along the shoreline.

Energy performance is central to what Anlin sells. Anlin builds its windows around insulated, Low-E glass packages. On hillside homes with broad south- and west-facing glass, that can change how a room feels on a bright afternoon. It can also cut the chill that single-pane or early dual-pane units let in on grey, windy days. California's Title 24 energy code sets performance requirements for replacement windows, and those requirements vary by climate zone and code cycle. We don't quote numbers here. We confirm the current requirement when we pull the permit and specify the glass to meet it.

The warranty is a real part of the decision. Anlin backs its windows with limited-lifetime coverage and includes glass breakage. The exact terms depend on the product and on who owns the home, so we go through the current Anlin warranty document with you rather than summarize it from memory. For a house you plan to stay in, that coverage is worth factoring in.

It's a California-made product. For some owners that's a preference. For others it's simply a nice detail. Either way, Anlin designs and builds for the West Coast market, which is where these windows go.

Anlin's lines: Catalina, Del Mar, and others

Anlin sells several vinyl window lines at different levels of features and price. Catalina and Del Mar are two names you'll see often when comparing. The lines differ in frame profile, available styles, and glass and upgrade options. The right choice depends on your openings, your budget, and how the windows will look from the street and the slope. We bring current Anlin literature and samples to the consultation so you can compare actual frames side by side.

The honest trade-offs

Anlin isn't the answer for every Tiburon window, and it's better to say so up front:

• Very large view walls. Some peninsula homes are built around oversized panes or tall stacked glass. On those openings, frame strength, sightlines, and profile matter a great deal. Fiberglass or clad-wood products, such as Marvin's fiberglass lines or Pella's wood and fiberglass options, sometimes suit those walls better. We'll tell you when an opening is pushing past what a vinyl frame does well.
• Architectural fit. On an older cottage near downtown or Ark Row, or a house with a strong design character, a vinyl frame's profile and color range may not match what the building calls for. It may also not match what Design Review expects to see. Andersen's Fibrex composite and wood options are worth comparing in that case.

Many whole-house projects work well with a mix. You might put Anlin in the bedrooms, baths, and secondary rooms and use a different product on the one elevation that faces the bay. We're happy to price it both ways.

Permits, Design Review, and fire-zone glazing in Tiburon

Permit plus review. The Town of Tiburon requires a building permit for windows that are added or replaced. The Town also notes that many exterior items need separate Design Review approval. A switch to Anlin that changes the look of a window from outside can fall into that category. Changes in size, grid pattern, frame material, or color are the typical triggers. Moving from slim aluminum frames to vinyl, for example, changes the exterior appearance. Because Tiburon pays close attention to how homes read against the hillside, we build the review path into the schedule from the start. The exact submittal and track for your parcel and scope should be confirmed with the Town's Community Development Department. We handle that conversation as part of scoping.

Hillside fire zones. Parts of Tiburon are mapped in Fire Hazard Severity Zones, including Very High in places. There are also Wildland-Urban Interface areas along the wooded slopes and open space. In WUI areas, exterior glazing falls under Chapter 7A of the California Building Code, which generally calls for multi-pane windows with tempered glass, among other options and requirements. Whether it applies to your windows, and how, depends on your parcel's mapped designation and on whether the work counts as a repair or an alteration. We confirm that with the Town and the Tiburon Fire Protection District, then choose an Anlin glass configuration that meets the requirement. If an Anlin option doesn't fit what your parcel requires, we'll tell you and point you to one that does. If your lot backs onto open space off the ridgeline lanes or above Paradise Drive, mention it at the first visit.

How an Anlin install goes

Most Anlin jobs we do are retrofit (insert) installs. The new window fits inside the existing frame, which is tidy and minimally disruptive to your interior and exterior finishes. Where an opening shows rot, a soft sill, or signs of past water intrusion, we recommend a new-construction (full-frame) install instead. That takes the opening back to the rough framing so the flashing and water-resistive barrier around it can be properly renewed. We make that call opening by opening, after we've looked.

The sequence runs from consultation and field measuring, to ordering, to permit and review, to installation day. On installation day we remove the old units, check each opening, set the new window level and plumb, then flash, seal, and trim it. We finish with an operation check on every sash and a walkthrough with you. On wind-exposed elevations we give extra attention to sealing and flashing details, because wind-driven moisture is what finds a lazy joint.

Price depends on the number and size of openings, which Anlin line and glass package you choose, and window styles such as sliders, casements, picture windows, or specialty shapes. It also depends on retrofit versus full-frame installation, any rot repair found at removal, access on steep or multi-level lots, and the time involved in permits and Design Review.
