Anlin comes up often when Vacaville homeowners start pricing replacement windows, and for good reason. The company is a California manufacturer that builds vinyl replacement windows in Clovis, in the Central Valley. It markets its windows on energy efficiency and a warranty that includes glass-breakage coverage and limited-lifetime protection.

Bay Area Siding Company is a Larkspur-based window and siding contractor working across Solano County. We install Anlin windows. We also install several competing brands, so we can tell you plainly when Anlin is the right fit for your house and when another line would serve you better.

Want to see what Anlin would look like on your home? Request an estimate or call (415) 619-5167.

What Anlin is, and who it suits

Anlin makes vinyl windows built for the replacement market. It is not a do-everything brand with wood, fiberglass, and aluminum lines stacked side by side. Its focus is vinyl, and its product lines are organized around that material. Two names you'll hear are Catalina and Del Mar. They are different lines within the Anlin family, and we'll walk through how they differ in frame, features, and price when we're looking at your openings.

That focus shapes who Anlin works well for:

  • Homeowners who want strong energy performance without paying premium-brand prices. Vinyl is typically less expensive than fiberglass or clad wood, and Anlin builds its reputation on thermal performance.
  • People who put weight on warranty. Glass-breakage coverage is not standard across the industry. For households with kids, dogs, or a backyard ball game, it's a real consideration.
  • Owners of Vacaville's postwar and later tract homes. On these houses, a clean vinyl frame suits the architecture and the budget.

Where Anlin is a less natural fit

We'd rather tell you this now than after the order is placed:

  • Period character. Some of the older homes near downtown Vacaville look better with a wood or clad-wood window profile. If an authentic wood look inside and out matters to you, compare Marvin, Andersen, or Pella wood and clad-wood options.
  • Very large openings or slim sightlines. Vinyl frames are generally bulkier than fiberglass or aluminum. Wide expanses of glass may be better served by a fiberglass line such as Milgard Ultra or Marvin's fiberglass products.
  • Color range. Vinyl frame colors are more limited than paintable or clad-wood frames. If you have a specific dark exterior color in mind, raise it early so we can confirm what's actually available.

None of these are deal-breakers. They're simply the questions that decide whether Anlin or a sibling brand makes more sense.

The Vacaville question: keeping the afternoon sun out

In Vacaville's hot, high-UV inland summers, the most important spec on any replacement window is usually solar heat gain control, even more than draft-proofing. This is measured as the window's SHGC (solar heat gain coefficient). It depends mostly on the Low-E coating on the glass. A lower SHGC means less of the sun's heat reaches the room, which makes a big difference on west- and south-facing walls from mid-afternoon into evening.

So when we spec Anlin for a Vacaville home, the glass package gets as much attention as the line itself. We look at which walls take the hardest sun and which rooms overheat. Then we choose a Low-E option from Anlin's available glass packages to match.

California's Title 24 energy code sets maximum U-factor and SHGC values for replacement windows. Those limits vary by climate zone and code cycle. Rather than quote numbers that may be outdated, we confirm the current requirements for your address at permit time and choose a configuration that meets them.

Anlin being built in the Central Valley doesn't by itself make it better suited to Vacaville. What matters is the specific glass and frame you order. The practical advantage of a California manufacturer is that its product line is built around California's energy code.

Fire-zone parcels on the city's edges

Most of Vacaville's valley-floor neighborhoods are not in a designated fire-hazard zone. Homes on the northern and western outskirts are a different story, toward Pleasants Valley, the English Hills, and Lagoon Valley. The 2020 LNU Lightning Complex burned homes on the area's rural edges.

Where a parcel is in a designated fire-hazard zone, California Building Code Chapter 7A governs exterior glazing. Altered openings generally call for multi-pane units with at least one tempered pane, among other provisions. Whether this applies depends on your parcel's designation and on whether the work counts as a repair or an alteration. It does not apply to the city as a whole. We confirm it with the City of Vacaville Building Division during scoping, before anything is ordered, so the Anlin configuration you choose is one that will pass.

Retrofit or full-frame: how Anlin goes in

Anlin is best known as a replacement window, and many installs are retrofit (insert) jobs:

  • Retrofit (insert). The old sash comes out, the existing frame stays, and the new unit is set, sealed, and trimmed within it. It's faster and less disruptive, and it's appropriate when the existing frame and surrounding wall are sound.
  • New-construction (full-frame). The window comes out to the rough opening so the flashing and water-resistive barrier around it can be renewed. We recommend this where there's rot, a history of leaks, or when you're replacing windows alongside a re-side. In that case, see our Vacaville siding replacement page.

We decide opening by opening after inspecting each one, not by default.

Permits and what to expect

Window replacement in Vacaville is permitted through the City of Vacaville Building Division. Because it's an energy-affecting alteration, Title 24 documentation is part of the submittal, and we prepare it.

The job itself runs like this:

  1. We measure every opening and help you choose the Anlin line and glass package.
  2. We pull the permit and place the order.
  3. We remove the old units and inspect each opening.
  4. We set the new windows plumb and level, then seal and flash them against water and air.
  5. We trim out, check that every sash operates smoothly, and walk through the finished job with you.

For more on the overall decision, including frame materials and install methods, our Vacaville window replacement page covers it in depth. You can browse finished work on our projects page and see the rest of our coverage on the Solano service-area hub.

What drives the cost of an Anlin project

We don't post prices, because every house is different. The factors that move an Anlin quote are:

  • The number and size of openings
  • Which Anlin line you choose
  • The glass package, including any tempered or multi-pane glazing required on a fire-zone parcel
  • Retrofit versus full-frame installation
  • Any rot or water damage found behind the old units
  • Access for second-story openings

Once we've measured, we can price Anlin side by side with a comparable Milgard or Pella configuration so the comparison is apples to apples.

FAQ

Are Anlin windows a good choice for Vacaville's heat? They can be, as long as the glass is spec'd for it. For Vacaville summers, the Low-E coating and SHGC matter most on sun-facing walls. We choose the glass package based on each elevation's exposure and confirm it meets current Title 24 requirements for your address.

Are you an Anlin authorized dealer? We install Anlin windows, and we also install Milgard, Andersen, Marvin, Pella, and aluminum windows. That range lets us recommend Anlin where it fits and another brand where it doesn't.

Do I need a permit for Anlin windows in Vacaville? Yes. Window replacement is permitted through the City of Vacaville Building Division, and Title 24 energy documentation is part of the submittal. We handle the permitting.

My home backs up to the hills near Lagoon Valley. Can I still use Anlin? Likely yes, provided the configuration meets Chapter 7A if your parcel is in a designated fire-hazard zone and the work is an alteration. That generally means multi-pane glazing with at least one tempered pane. We confirm your parcel's status before ordering.
