Tiburon Vinyl Siding

Vinyl siding is the lowest-maintenance cladding we install. It has no paint film to peel, no wood fibers to rot, and no steel to rust. That is a real advantage on a peninsula where salt air and wind-driven bay moisture wear down painted surfaces. Vinyl is not the right answer for every Tiburon home, though. Hillside fire-zone rules and the Town's Design Review process both affect whether it belongs on your walls.

What vinyl does well near the water

Vinyl's case in Tiburon rests on how it handles marine exposure and on its cost.

• No repainting cycle. The color runs through the material instead of sitting on top as a coating. There's nothing to blister, flake, or chalk off the way paint can on salt-exposed wood. Occasional washing is the main upkeep.
• Nothing to rot or corrode. The panels don't absorb water the way wood does, and they don't rust. The details still matter, though. We use fasteners and accessories suited to a coastal setting so the parts holding the siding up don't become the weak link.
• The most budget-friendly re-side. Vinyl generally comes in below fiber cement, engineered wood, and natural wood. That can free up budget for the parts of a re-side that protect the house, such as a new water-resistive barrier and properly detailed flashing.
• A wide range of profiles. Options include traditional lap, Dutch lap, board-and-batten, and shake- and shingle-style panels. Many colors come in each.

The honest trade-offs

We'd rather you hear the downsides from us before the job than discover them afterward.

• Appearance. Even good vinyl doesn't read quite like painted wood or fiber cement up close. On a view home stepped down a hillside, where the exterior is seen from above and across the slope, that difference can matter to you and to the Town.
• Heat and dark colors. Vinyl can warp or distort under concentrated heat. Some lines limit the darkest colors for this reason. On strongly sun-exposed elevations, we talk through color choice rather than assuming any shade will behave.
• Fading. Through-body color resists scratches showing, but sun exposure can soften color over time. How much depends on the line and the color.
• Combustibility. Standard vinyl is not a noncombustible material. That is the biggest issue on parts of the Tiburon hillside, covered below.

Fire zones: where vinyl may not be the right call

Parts of Tiburon are mapped in Fire Hazard Severity Zones, up through Very High in places. There are also Wildland-Urban Interface areas along the vegetated slopes and open space.

Where California Building Code Chapter 7A governs exterior wall coverings, the code generally leans toward noncombustible or ignition-resistant assemblies. Standard vinyl siding is often a poor fit in that setting.

Whether Chapter 7A applies to your home depends on three things:

• your parcel's mapped designation
• the product
• the scope of the work

So we confirm it with the Town and the Tiburon Fire Protection District instead of guessing. If your home backs onto open space or sits up on the ridgeline lanes, tell us at the first visit.

If the fire-zone requirements rule vinyl out, we'll steer you toward options built for that situation. Many homes lower on the peninsula and closer to downtown aren't in the same position, and vinyl can be a reasonable choice there.

Design Review is part of the plan

A vinyl re-side in Tiburon usually involves two approvals:

1. A building permit. The Town requires one for siding work.
2. Town Design Review. The Town notes that separate Design Review approval is required for many exterior items. Switching from wood or another cladding to vinyl, or changing your exterior color, is the kind of visible change that tends to fall under it.

Tiburon pays close attention to how each house reads against the hillside. Whether a particular vinyl profile and color will be acceptable on your home is the Town's decision, not ours.

We handle this by planning for review from the start. We bring samples, choose profiles and colors with the review in mind, and build the timeline to include it. You should confirm the exact submittal and review track for your parcel with the Town's Community Development Department.

Insulated vinyl and the brands we install

Insulated vinyl. Standard vinyl is a thin panel hung over the wall. Insulated (foam-backed) vinyl bonds a contoured foam layer to the back of each panel. The foam adds rigidity, so panels lie flatter and resist denting better. It also adds some thermal benefit to the wall.

How a vinyl job goes

We start with a walk-around and a conversation about budget, look, and your parcel's fire-zone status. From there:

1. Measure and scope. You get a written scope that names the specific line, profile, and color.
2. Permit and Design Review. We prepare and submit what the Town needs.
3. Tear-off. The old cladding comes off down to the sheathing, so we can inspect the water-resistive barrier and flashing and check for moisture damage.
4. Repairs. If any sheathing is compromised, we address it before anything new goes up.
5. New drainage layer. We install a fresh WRB and correct the flashing at windows, doors, and transitions.
6. Installation. The vinyl goes on per the manufacturer's instructions, including the expansion allowances vinyl needs. Panels are fastened so they can move with temperature changes rather than nailed tight.

What drives the cost

We don't quote prices without seeing the house, but these factors move the number:

• Wall area and complexity. Tiburon's multi-level hillside homes often involve difficult access and staging.
• Product. Standard versus insulated vinyl, and the specific line and profile.
• Hidden damage. Condition of the sheathing and flashing once the old siding comes off.
• Trim. The amount of trim and detail work.
• Approvals. Any Design Review revisions.

Frequently asked questions

Is vinyl siding allowed in Tiburon? It depends on your parcel and the Town's review. Tiburon requires a building permit for siding, and changes to exterior material or color generally also go through Town Design Review. On hillside parcels in mapped fire-hazard or WUI areas, Chapter 7A requirements may make vinyl a poor fit. We confirm with the Town and the Tiburon Fire Protection District for your specific address.

Does vinyl hold up to salt air? Vinyl itself doesn't rust, rot, or need repainting, which is a real plus near the water. What needs attention is the installation. We use corrosion-appropriate fasteners and flashing and install a proper water-resistive barrier behind the siding.

Can you install vinyl over my existing siding? We generally recommend tearing off instead. Removing the old cladding to the sheathing lets us inspect and renew the WRB and flashing. Covering over the old siding would hide those problems.

Is insulated vinyl worth it? It costs more than standard vinyl. In return you get stiffer, flatter panels that resist dents, plus some added thermal benefit. For many homeowners who have already chosen vinyl, it's a worthwhile upgrade. We'll show you both side by side.
