Cotati, CA, is an incorporated city in Sonoma County, California, about 45 miles north of San Francisco, along the 101 corridors between Rohnert Park and Petaluma. Cotati had a population of 7,584 as of the 2020 Census, making it the smallest incorporated community in Sonoma County.
Cotati, CA, like the rest of Sonoma County, is part of both the San Francisco Bay Area and the North Coast. Cotati, CA, located in the Sonoma Coast AVA, is also part of Wine Country. Cotati's hexagonal downtown plaza is a California Historical Landmark and one of only two hexagonal town layouts in the United States. Since at least 2000 BC, the Coast Miwok civilization has thrived in the Cotati area, with main villages built near major streams. Lumen-takala (northeast of present-day Cotati), Payinecha (west of present-day Cotati, CA), and Kotati were among the villages documented in the area. In 1827, John Thomas Reed, an Irishman, ventured into Miwok territory and built a cabin near Crane Creek. He fled south to Mill Valley after the natives burned it down.
In exchange for his service as a soldier under General Vallejo, the Mexican government granted Captain Juan Castaneda, a Mexican military commander from Texas, Rancho Cotate encompassing the present-day towns of Cotati, CA, Penngrove, and Rohnert Park, and home to the Coast Miwok people in July 1844. The grant's name was inspired by Kotati, a Coast Miwok village. However, a legend developed that Rancho Cotate was named after a Pomo chief named Cotati, CA, and the state perpetuated this legend on the historical marker that was installed in the plaza in 1973.
Rancho Cotate was 17,238.6 acres in size. Captain Castaneda relocated to San Francisco and never built Rancho Cotate. He lost control of the rancho after failing to meet the legal requirements of the grant, which passed to Thomas Larkin and then to Joseph Ruckle. Ruckle sold the land for $1,600 to Dr. Thomas Stokes Page, a former resident of Valparaiso, Chile, in 1849. Rancho Cotate was recorded as follows in California state records.
Newton Smyth designed Cotati's hexagonal plaza and street grid plan in the 1890s as an alternative to the traditional grid. The plaza was built on the site of Dr. Thomas Page's barn, and each of the streets surrounding it is named after one of his sons. The Page family established the Cotati, CA, Land Company in 1892 to subdivide their ranch into parcels of five to twenty acres. Good land was selling for $30 to $60 per acre by 1901. The Page family's ownership came to an end in 1944.
On July 2, 1963, less than a year after the incorporation of the lands north of town to form Rohnert Park, voters approved the incorporation of Cotati as a separate city (by a 284-to-41 margin). The city grew quickly after incorporation, thanks in part to its proximity to San Francisco. The population increased by more than a factor of four between 1965 and 2000. Cotati, CA, voters approved a rent control ordinance for all residential rentals in 1979, but that ordinance was partially preempted in 1995 by the passage of AB 1164, also known as the Costa/Hawkins Bill. Cotati was one of five cities in California at the time with "strong rent control" laws that included vacancy control.
