Siding choices look different for each of those homes. On the hillside and ridge parcels, the choice also carries a wildfire question, and in Napa County that question has real history behind it. Napa homes and the fire-zone reality

Wildfire in Napa County is recorded history. The October 2017 Atlas Fire destroyed 783 structures, primarily in Napa County. The 2020 Glass Fire destroyed roughly 1,555 structures across Napa and Sonoma counties, including homes, wineries, and lodging properties. Homeowners who went through those seasons tend to think differently about what goes on their walls.

That exposure is not the same everywhere, though. A home on the valley floor in central Napa and a home on a wooded slope in the hills do not face the same conditions. They may also fall under different mapping and a different permit office:

  • City of Napa addresses are permitted through the City's building division.
  • Unincorporated parcels, where many hillside and estate homes sit, go through Napa County Planning, Building & Environmental Services.

The first step on any Napa job is to check the specific parcel against Cal Fire's current Fire Hazard Severity Zone mapping and the local wildland-urban interface provisions. We confirm the result with the right authority before we specify anything.

Where a designation applies, California Building Code Chapter 7A governs specific exterior assemblies and openings, such as:

  • exterior wall coverings
  • eaves and soffits
  • vents
  • glazing

It generally calls for noncombustible or tested ignition-resistant construction for those elements. It is not a rule that "the whole house" must change. How far it reaches on a re-side depends on your parcel and the scope of the work, so we treat it as a question to answer, not an assumption.

Noncombustible and low-maintenance cladding

James Hardie siding is made from cement, sand, and cellulose fiber. It will not ignite or add fuel to a fire. That makes it one of the recognized noncombustible cladding options where Chapter 7A is in play.

Cladding is only one part of a fire-hardened exterior. Vents, soffits, gutters, decks, and the defensible space around the house matter too. Still, cladding is a significant part, and it's the part we handle. (For insurance questions, talk with your carrier. We don't give coverage advice.)

The day-to-day benefits matter just as much, especially on the valley floor where fire mapping may not apply at all:

  • Built for this climate. Hardie makes regional product lines under its HardieZone system. California gets the HZ10 line, engineered for heat, strong UV, and seasonal moisture swings. That matches Napa's pattern of hot, dry summers followed by wet winters.
  • Finish that lasts. The factory ColorPlus finish is baked on and holds color under afternoon sun far longer than field-applied paint on wood.
  • Moisture, rot, and pest resistance. Woodpeckers and carpenter ants have no interest in it, and it doesn't soften around wet corners the way aging wood trim and hardboard can.
  • Documented warranties. Hardie siding carries a transferable 30-year non-prorated substrate limited warranty. ColorPlus products carry a 15-year finish limited warranty. Both depend on installation to Hardie's specifications.

Hardie profiles for estate and valley homes

A useful thing about Hardie is that it doesn't force one look. The product family covers most of what Napa's housing stock calls for:

  • HardiePlank lap siding in smooth or cedar-textured finishes. It suits valley-floor ranches, bungalows, and traditional homes where horizontal lap is the expected look.
  • HardiePanel vertical siding with battens. It creates a board-and-batten look that fits the farmhouse and agricultural style common around Wine Country estates.
  • HardieShingle. It offers a shingle look for gables and accent walls, or full elevations on cottage-style homes.
  • HardieTrim and HardieSoffit. These let trim and eave details be fiber cement as well, which can matter on a fire-mapped parcel where those assemblies are regulated.

For older homes near downtown, the goal is usually to respect the original lines: board exposure, corner treatment, and window trim depth. A permit reviewer, and your neighbors, will notice if those are wrong. For estate homes, the question is more often color, texture, and how the siding meets stone, stucco, or timber accents already on the house.

What a professional re-side includes

The brand on the boards matters less than how the wall assembly behind them is built. A correct Hardie re-side in Napa looks like this:

  1. Parcel and permit check. We confirm fire-zone status and the permit authority (City of Napa or Napa County), then handle the permit.
  2. Tear-off. The old cladding comes off down to the sheathing and substrate, so we can inspect the water-resistive barrier (WRB) and flashing. A common finding when aged wood or hardboard comes off is concealed moisture damage below windows and at wall bases. Damaged sheathing gets repaired before anything new goes on. Framing is only exposed if the sheathing itself has failed.
  3. WRB and flashing. A continuous water-resistive barrier goes on, lapped correctly, with flashing integrated at every window, door, penetration, and roof-wall transition. This detailing is what keeps a wall dry through winter storms.
  4. Installation to spec. We follow Hardie's published clearances to grade, roofs, and decks, along with its fastening, joint, and cut-edge requirements. The warranty depends on them.
  5. Trim, finish, walkthrough. We finish trim, sealant joints, and ColorPlus touch-up or specified paint, then walk the finished job with you.

Compare materials honestly

Fiber cement isn't the answer for every Napa home. Here's how it stacks up against the alternatives:

  • LP SmartSide (engineered wood). It's lighter and more impact-resistant, has a warm wood texture, and is easier to handle on complex elevations. It isn't noncombustible, which matters on fire-mapped parcels. It also needs periodic repainting. See LP SmartSide.
  • Cedar or redwood. Nothing looks quite like real wood on a Craftsman or estate home, and wood is repairable. It also needs the most maintenance and is combustible. Where Chapter 7A applies, untreated wood generally won't meet the requirement. See wood siding.
  • Vinyl. It has the lowest upfront cost and needs no painting. It can distort under extreme heat and reads as less premium on higher-end homes. See vinyl.
  • Stucco. It's noncombustible and common in the region. Repairs and crack management can be challenging, and it offers a very different look.

Cost drivers

We price each Napa job after an on-site look, because the variables are real:

  • Home size and number of stories. On hillside lots, access and staging add to this.
  • Profile mix and finish. Lap, panel, and shingle combinations each cost differently, and ColorPlus costs differently from primed boards painted on site.
  • Sheathing condition. Hidden damage found at tear-off adds repair work.
  • Trim and detailing. Complex trim, stone or stucco transitions, and soffit work all add time.
  • Fire-zone requirements. Where Chapter 7A applies, trim, eaves, and vents may need specific detailing.
  • Coordinated window replacement. Replacing windows during the re-side changes the scope.
