LP SmartSide Review: Engineered Wood Siding in the Bay Area
By Bay Area Siding Company

Share —
LP SmartSide is engineered wood siding: wood strands treated with resins, waxes and zinc borate, pressed into boards and covered with a resin-saturated overlay. It is lighter than fiber cement, comes in 16-foot lengths, cuts like wood, and carries a transferable, prorated 50-year substrate warranty with 5-year labor and materials coverage. The trade-offs are that it is wood-based and combustible, so it only works in Bay Area fire zones as part of a specific listed wall assembly, and its edges and finish need the same care as any wood product.

What LP SmartSide is made of
LP describes SmartSide as precisely sized, shaped and layered wood strands from responsibly sourced logs, treated "to the core" with adhesive resins, water-resistant waxes and zinc borate. LP calls this its SmartGuard process. The zinc borate is there to resist termites and fungal decay; the waxes and resins help the strands shed water. A resin-saturated overlay is then bonded to the face to give a paint-ready, water-resistant surface with either a cedar texture or a brushed smooth finish.
It is still a wood product. Its protection comes from the treatment, the overlay and the paint, and edges that stay wet can eventually swell.
Product lines
LP's current catalog lists the full SmartSide trim and siding range in primed form, ready for field paint, with many products also available prefinished:
- Lap siding (38 Series): 3/8-inch nominal thickness, 16-foot lengths, cedar texture or brushed smooth. ExpertFinish lap uses a proprietary lap joint that LP says eliminates the need for caulk, joint molds or pan flashing at butt joints.
- Nickel Gap siding: a shiplap-style board, 1/2-inch nominal, with tongue-and-groove locking flanges that hide the nails.
- Shake lap siding: 4-foot shake panels in staggered or straight edge, cedar texture or brushed smooth.
- Panel and vertical siding: 4-foot panels and vertical boards, used alone or with trim battens for board and batten. LP notes vertical siding must go over a minimum 7/16-inch wood structural panel.
- Trim and fascia in several thicknesses, plus soffit in vented and closed versions.
- LP BuilderSeries lap siding, a separate lap product LP lists alongside SmartSide.
Vertical panels and board and batten are common replacements for T1-11. Our T1-11 siding guide covers when to repair or replace grooved plywood.
ExpertFinish colors and prefinished options
LP SmartSide ExpertFinish is factory-finished with a high-grade acrylic exterior paint formulated for LP's primer. LP's catalog lists 16 core colors: Snowscape White, Sand Dunes, Desert Stone, Quarry Gray, Prairie Clay, Terra Brown, Harvest Honey, Timberland Suede, Garden Sage, Redwood Red, Tundra Gray, Summit Blue, Rapids Blue, Cavern Steel, Midnight Shadow and Abyss Black. In April 2026 LP grouped six of those (Snowscape White, Sand Dunes, Desert Stone, Quarry Gray, Summit Blue and Rapids Blue) into a seaside-themed "Coastal Capsule" in brushed smooth texture.
The newer ExpertFinish Naturals Collection adds six stained-wood-look colors: Washed White, Smoky Slate, Bonsai Black, Weathered Walnut, Aged Amber and Saffron Cedar. Not every color is offered on every product, so check availability by product with your supplier.
If you need a color outside these palettes, primed SmartSide can be painted any color. LP recommends high-quality, exterior-grade 100% acrylic paint made for wood or engineered wood.
A note on Woodtone RusticSeries
Woodtone is a separate company that applies a factory wood-look finish to siding and sells it as RusticSeries. It is offered on engineered wood (including LP SmartSide profiles) and on fiber cement. With these products, the coating warranty comes from Woodtone and the substrate warranty from the siding maker, so read both, including Woodtone's conditions on installation and cleaning.
Warranty
LP backs SmartSide trim and siding with a transferable, prorated limited warranty: 50 years on the substrate and 5 years on labor and materials. ExpertFinish products add a 15-year finish warranty, which LP shortens to "5/15/50." LP says the coverage includes damage from hail up to 1.75 inches in diameter, fungal decay and termites, and buckling, cracking, peeling and chipping of the substrate. LP's application instructions state that warranty remedies are not available if the instructions are not followed, so installation matters as much as the product. Read LP's current limited warranty for exclusions before you sign.
Compare carefully with fiber cement. LP's substrate term is longer, but prorated. James Hardie's is 30 years, non-prorated. Which is "better" depends on when a problem would show up and what it would cost to fix.
Fire: check your zone first
LP SmartSide is wood-based, so it is combustible. That doesn't automatically rule it out of wildfire areas. LP's installation instructions say compliance with Chapter 7A of the California Building Code, the state's wildfire-exposure construction rules, can be achieved with SmartSide lap siding installed as described in CAL FIRE Building Materials Listings: one over 1/2-inch standard gypsum wallboard applied behind the siding on the exterior side of the framing, and one over LP's FlameBlock fire-rated sheathing. Each listing covers that specific assembly only. The extra layer costs money and must be installed exactly as listed.
For homes in Marin, the Oakland and Berkeley hills, Napa and Sonoma, and other Fire Hazard Severity Zones, confirm the current listing and assembly with the building department before choosing SmartSide. UC's wildfire guidance also recommends noncombustible or ignition-resistant siding when a house is within 30 feet of its neighbors. Noncombustible fiber cement or stucco is the simpler path in those situations. Our fire-resistant siding guide covers the rest of the wall.
Moisture, clearances and paint
Engineered wood is more forgiving to handle than fiber cement, but less forgiving of water at its edges. LP's installation instructions call for:
- At least 6 inches between siding and finished grade
- At least 1 inch between siding or trim and roofing
- A 3/16-inch gap, then sealant, where siding meets window and door trim and at butt joints
- Sealing all exposed cut edges
In Bay Area fog-belt towns, walls stay damp for long periods, so these details matter more, and the paint has to be kept in good condition. On sunny inland walls, the concern is paint fading and drying out, which eventually exposes the overlay. A SmartSide wall that is repainted and recaulked on schedule holds up well. One that is neglected will show swelling at the bottom edges and around trim first. Our guide to moisture behind siding explains why edges fail.
What drives LP SmartSide pricing
- Labor. Lighter boards and 16-foot lengths mean fewer joints and faster handling than fiber cement. LP claims its trim and lap install faster than fiber cement equivalents.
- Finish. ExpertFinish costs more as material but removes most field painting. Primed boards need a full paint job.
- Fire assemblies. If your lot needs a listed assembly, gypsum or FlameBlock sheathing adds material and labor.
- The rest of the job. Tear-off, sheathing repair, weather barrier, flashing and trim cost about the same for any siding.
Bay Area labor typically runs above national averages, which narrows the savings from any lighter material. Our siding replacement cost guide covers the rest.
Who LP SmartSide suits
- Good fit: lots outside fire hazard zones with room between houses, T1-11 replacements, sheds and outbuildings, and owners who want a real wood-grain look at a lower installed weight.
- Think twice: lots in a Fire Hazard Severity Zone or very close to neighbors, walls near sprinklers or soil that stay wet, and owners who won't keep up with paint and caulk.
- Compare with fiber cement in our James Hardie siding guide before deciding.
We install both. For how we scope and quote engineered wood, see our LP SmartSide siding page; we give a free written estimate after a walkthrough and check your fire hazard zone at the same time.
Frequently asked questions
Is LP SmartSide better than James Hardie?
They suit different situations. LP SmartSide is lighter, installs in longer lengths and carries a longer but prorated substrate warranty. James Hardie is noncombustible and has a 30-year non-prorated warranty. In Bay Area fire zones, fiber cement is usually the simpler choice.
Can LP SmartSide be used in a wildfire zone?
Only in specific listed assemblies. CAL FIRE's Building Materials Listings cover LP SmartSide lap siding for wildfire zones when it is installed over 1/2-inch gypsum wallboard or LP FlameBlock sheathing, as each listing specifies. Confirm the current listing and your local requirements with the building department.
What is the LP SmartSide warranty?
LP offers a transferable, prorated limited warranty of 50 years on the substrate and 5 years on labor and materials, with a 15-year finish warranty on ExpertFinish products. Read LP's current warranty for conditions and exclusions.
Does LP SmartSide rot?
The strands are treated with zinc borate, waxes and resins to resist fungal decay and termites, and LP's warranty covers fungal decay. Edges that stay wet can still swell, so clearances, sealed cuts and maintained paint are essential.
Does LP SmartSide come prefinished?
Yes. ExpertFinish products come in 16 core colors and six Naturals Collection wood-look colors, with a 15-year finish warranty. All SmartSide products are also sold primed for field painting in any color.
